에스원은 시큐리티 사업과 인프라 사업을 두 축으로 하는 통합보안·부동산 서비스 기업이다. 시큐리티 사업은 유·무선 네트워크로 보안기기와 관제센터, 출동 인력을 연결하는 물리보안 구독 서비스가 중심이며, 클라우드 기반 출입·근태 관리와 AI 영상보안, 정보 자산을 보호하는 디지털보안까지 포함한다. 수원과 대구에 이중화된 지능형 통합관제센터를 운영하고, 전국 서비스 거점과 출동 인력, 자체 시큐리티 연수원을 갖춘 점이 구조적 진입장벽으로 꼽힌다. 인프라 사업은 시설운영·유지관리(FM)와 자산관리(PM)를 아우르는 부동산 서비스, 그리고 산업체·중대형 건물을 대상으로 컨설팅·설계·구축·유지보수를 제공하는 보안SI로 구성된다. 2025년 사업부문 구성은 물리보안·디지털·이동체 보안이 44.57%(1조 2,878억원), 보안상품 4.01%, 부동산 서비스 28.63%(8,273억원), 통합보안 17.71%(5,116억원), 보안SI 11.84%(3,422억원)로 공시 자료를 정리한 보안뉴스 집계에서 나타났다. 2026년 2분기 기준으로는 회사 IR 자료를 인용한 보도에서 시큐리티 부문 매출 3,532억원, 인프라 부문 3,661억원, 그 안에서 부동산 서비스 2,207억원과 통합보안 1,279억원으로 집계됐다. 고객군은 대형 기업·공공(B2B·B2G) 중심으로, 국내외 삼성 관계사 사업장 통합 사원증 시스템 등 그룹 관련 수요와 공공·국방 대형 보안SI가 함께 있다. 주주 구성은 최대주주가 일본 경비업체 세콤(25.7%)이지만 실질적 지배력은 2대주주인 삼성 계열사에 있고 최고경영자도 삼성 출신 인사가 맡아 왔다는 점이 특징이며, 국민연금은 2026년 3월 말 기준 6.57%를 보유했다. 경쟁구도는 매출 확대에도 순손실을 낸 에스케이쉴더스, AI 기반 신규 서비스로 매출·순이익이 늘어난 케이티텔레캅, AI 통합보안 솔루션으로 해외를 공략하는 슈프리마와의 경합으로 요약된다.
연간 흐름을 보면 매출은 2022년 2조 4,680억원에서 2023년 2조 6,208억원, 2024년 2조 8,047억원, 2025년 2조 8,894억원으로 4년 연속 증가했다. 반면 영업이익은 2022년 2,041억원, 2023년 2,126억원, 2024년 2,092억원으로 정체 구간을 지난 뒤 2025년 2,345억원으로 12.1% 늘었고, 영업이익률은 2024년 7.5%에서 2025년 8.1%로 회복했다. 다만 2025년 지배주주 순이익 1,785억원은 2024년 1,767억원과 사실상 비슷한 수준이고, 영업이익이 더 낮았던 2023년(순이익 1,894억원)보다는 적어 영업외 항목과 세부담이 순이익 흐름을 좌우해 왔음을 보여준다. 현금 창출력은 꾸준하다. 영업활동현금흐름은 2023년 3,683억원, 2024년 3,766억원, 2025년 3,685억원으로 영업이익을 크게 웃도는 3,700억원 안팎을 유지했는데, 이는 보안기기 감가상각이 큰 구독형 모델의 특성이다. 재무구조도 2025년 부채비율 38.5%로 안정적이며, 자본총계는 1조 7,563억원이다. 분기 흐름에서는 2026년 1분기가 변곡점이었다. 매출 6,737억원에 영업이익 207억원(영업이익률 약 3.1%)으로, 1월 대법원의 퇴직금 산정 기준 판결에 따라 퇴직급여비용을 소급 적용한 일회성 비용이 집중 반영된 결과였다. 2026년 2분기에는 매출 7,231억원, 영업이익 643억원으로 영업이익률이 8.9%까지 올라오며 흥국증권 황성진 연구원은 2026년 8월 초 리포트에서 1분기 일회성 비용에 따른 이익 감소분을 모두 회복했다고 평가했다. 다만 같은 분기 매출은 2025년 2분기 7,326억원보다 줄었고 지배주주 순이익도 467억원으로 전년 동기 520억원을 밑돌아, 착공 지연으로 보안SI 매출이 636억원으로 25.9% 감소한 영향이 확인된다. 계절성도 뚜렷한데, 2025년 4분기는 매출 7,839억원으로 분기 최대였지만 영업이익은 558억원으로 마진이 낮아졌다.
국내 물리보안은 소수 사업자가 나누는 시장으로, 에스원은 국내 경비·보안 시장 점유율 50% 이상의 1위 사업자로 평가된다. 사업 성격상 성장은 완만하다. 보안 서비스가 구독·수수료 기반이어서 고객당 결제금액이 크게 늘거나 신규 고객이 급증하지 않으면 매출이 비교적 완만한 증가세를 보이는 구조라는 분석이 제기된다. 수요 측면에서는 AI 전환이 변수다. 회사가 고객 2만 7,207명을 대상으로 실시한 조사에서 AI 기반 실시간 위험 감지 솔루션 도입이 필요하다는 응답이 83%로 전년 58%보다 25%포인트 상승했고, 무인매장 수는 2020년 약 2,250곳에서 2025년 1만곳 이상으로 추정되며 무인매장 대상 범죄는 2021년 3,514건에서 2023년 1만 847건으로 늘었다. 공공 부문에서는 2024년 기준 전체 건물의 약 44.4%가 사용 승인 후 30년 이상 경과한 노후 건물이라는 점이 예방형 시설관리 수요의 배경으로 제시된다. 반면 보안SI는 전방 투자 사이클에 직접 연동돼 변동성이 크다. 배터리 공장 프로젝트의 매출화 지연이 2026년 2분기 보안SI 부진의 원인으로 지목됐고, 반도체·데이터센터 투자와 국방 GOP 과학화 경계 시스템 입찰이 향후 변수로 거론된다. 부동산 서비스 쪽은 건설경기 침체로 대형건물 신축이 줄어들면 단기 성장 속도가 둔화되지만, 건물 유지·설비 관리 수요는 장기적으로 늘어난다는 구도에 놓여 있다. 경쟁사 대비로는 안정적 흑자 기조를 유지하는 반면, AI·클라우드 기반 신규 서비스에서 통신 계열 사업자와의 기술·가격 경쟁이 이어지고 있다.

FCP는 2026년 6월 3개년 목표주가 제시, 5개년 사업 비전 공개, 잉여현금 활용 계획, 주주 소통 강화, 상법 취지에 부합하는 이사회 운영 등 5가지를 요구했다. 이어 8월 27일에는 삼성 계열 5개사 이사회에 지분 20.6% 일괄 인수 제안서를 전달하고 9월 23일까지 답변을 요구했다. 회사 측은 주주가 다른 주주에게 지분 매입을 제안한 사안으로 회사가 밝힐 입장은 없다고 답했다. 별도로 자사주 매입·소각 등 주주가치 제고 방안을 검토하는 것으로 전해졌다는 보도가 나온 상태로, 자본 정책 관련 정보 공개 빈도가 늘어날 가능성이 있는 구간이다.

요구 자체는 공개됐지만 이행 여부는 확인되지 않았다. FCP에 따르면 에스원 이사회는 앞으로도 계속 검토하겠다는 취지의 답변을 전달했다. FCP는 이사회가 적정 주가를 별도로 분석한 적이 없다는 답변을 받았다고 주장했다. 또한 국민연금은 2026년 3월 정기 주주총회에서 모든 안건에 찬성표를 던졌다는 점에서 주요 기관의 지지 여부도 사전에 단정할 수 없다. 지분 매각이나 자사주 소각이 실제로 결정되지 않을 경우 관련 기대는 되돌려질 수 있다.

Stable cash flow from subscription-based physical security is running alongside delayed security systems integration (SI) revenue and an activist fund's pressure on governance.
S-1 Corporation is an integrated security and real-estate services company built on two pillars: a Security business and an Infrastructure business. The Security business centers on subscription-based physical security that links devices, monitoring centers and dispatch staff over wired and wireless networks, and also covers cloud-based access and attendance management, AI video security, and digital security that protects customers' information assets. It runs duplicated intelligent integrated monitoring centers in Suwon and Daegu, and maintains nationwide service bases, dispatch staff and its own security training institute, which the company cites as structural entry barriers. The Infrastructure business consists of real-estate services spanning facility management and property management, plus security SI that provides consulting, design, construction and maintenance for industrial sites and mid-to-large buildings. For 2025, a Boannews tabulation of disclosure data showed physical, digital and mobile security at 44.57% (KRW 1,287.9bn), security products 4.01%, real-estate services 28.63% (KRW 827.3bn), integrated security 17.71% (KRW 511.7bn) and security SI 11.84% (KRW 342.2bn). For the second quarter of 2026, reports citing company IR materials put Security revenue at KRW 353.2bn and Infrastructure at KRW 366.1bn, including real-estate services of KRW 220.7bn and integrated security of KRW 127.9bn. The customer base skews to large corporate and public clients, and includes group-related demand such as integrated employee ID systems across domestic and overseas Samsung affiliate sites, alongside large public and defense security SI projects. On ownership, the largest shareholder is Japan's Secom with 25.7%, yet effective control rests with the Samsung affiliates that form the second-largest bloc, and chief executives have come from Samsung, while the National Pension Service held 6.57% as of end-March 2026. The competitive field is summarized by SK Shieldus, which posted a net loss despite revenue growth, KT Telecop, which grew both revenue and net profit on AI-based new services, and Suprema, which is targeting global markets with AI integrated security solutions.
On an annual basis revenue rose four years in a row, from KRW 2,468.0bn in 2022 to KRW 2,620.8bn in 2023, KRW 2,804.7bn in 2024 and KRW 2,889.4bn in 2025. Operating profit, by contrast, stalled at KRW 204.1bn in 2022, KRW 212.6bn in 2023 and KRW 209.2bn in 2024 before rising 12.1% to KRW 234.6bn in 2025, lifting the operating margin from 7.5% to 8.1%. Yet 2025 net profit attributable to owners of KRW 178.6bn was essentially flat against KRW 176.7bn in 2024 and below the KRW 189.5bn of 2023, a year with lower operating profit, showing that non-operating items and taxes have driven the bottom line. Cash generation has been consistent: operating cash flow was KRW 368.4bn in 2023, KRW 376.6bn in 2024 and KRW 368.6bn in 2025, well above operating profit, reflecting heavy depreciation of security devices in a subscription model. The balance sheet is stable, with a 2025 debt-to-equity ratio of 38.5% and total equity of KRW 1,756.3bn. Quarterly figures show the first quarter of 2026 as the inflection point: revenue of KRW 673.7bn and operating profit of just KRW 20.7bn, an operating margin near 3.1%, because a January Supreme Court ruling on severance calculation standards led to retroactive severance costs being concentrated in that quarter. In the second quarter of 2026 revenue was KRW 723.1bn and operating profit KRW 64.4bn, an 8.9% margin, and Heungkuk Securities analyst Hwang Sung-jin said in an early-August 2026 report that the profit shortfall from the first-quarter one-off had been fully recovered. Still, that revenue was below the KRW 732.7bn of the second quarter of 2025 and net profit attributable to owners of KRW 46.8bn trailed KRW 52.1bn a year earlier, reflecting security SI revenue of KRW 63.6bn, down 25.9% on delayed project start-ups. Seasonality is also visible: the fourth quarter of 2025 delivered a record quarterly revenue of KRW 783.9bn but operating profit of only KRW 55.8bn, a weaker margin.
Korean physical security is a market shared by a few players, and S-1 Corporation is regarded as the leader with more than 50% share of the domestic guarding and security market. Growth is inherently gradual: analysts note that because security services run on subscriptions and fees, revenue tends to rise only modestly unless spending per customer jumps or new customer additions accelerate sharply. On the demand side, the AI transition is the key variable. In a company survey of 27,207 customers, 83% said AI-based real-time risk detection solutions were needed, up 25 percentage points from 58% a year earlier, while the number of unmanned stores is estimated to have grown from about 2,250 in 2020 to more than 10,000 in 2025, with crimes targeting them rising from 3,514 cases in 2021 to 10,847 in 2023. In the public sector, about 44.4% of all buildings as of 2024 were more than 30 years past occupancy approval, which the company cites as the backdrop for preventive facility management demand. Security SI, by contrast, is directly tied to capital expenditure cycles and is volatile: delayed revenue recognition on a battery plant project was named as the cause of weak second-quarter 2026 security SI, while semiconductor and data center investment and a defense border surveillance system tender are cited as future swing factors. Real-estate services sit in a structure where a construction downturn slows near-term growth by reducing new large-building starts, even as demand for building upkeep and equipment management increases over the long run. Versus peers, the company maintains steadier profitability, while competing on technology and price with telecom-affiliated providers in AI and cloud-based new services.

The company's stated direction is a technology shift in existing businesses plus scope expansion. In a value-up plan disclosed on March 19, 2026, it presented AI- and robot-based new products, a shift of Security operations from labor-centric to technology-centric, expansion of building management into integrated facility management, upgraded design and construction capability plus diversification in security SI, mid-to-long-term M&A and strategic fund investment to secure future technology, and maintenance of a 50-60% dividend payout ratio for fiscal 2026. On the earnings path, a company official said in late July 2026 that solid Security growth and expanded new building-management orders would allow revenue and profitability to improve together in the second half. As a new-business indicator, smart school service revenue in the January-July 2026 period rose 69% year on year, and the company said it would first expand services to schools and universities before also considering overseas markets. The timing of a security SI recovery is pivotal, and Heungkuk Securities analyst Hwang Sung-jin forecast in an August 2026 report a gradual recovery, citing semiconductor and data center investment projects in the second half and an upcoming defense border surveillance system tender. Industry observers note that the company targets KRW 3trn of revenue in 2026 on balanced growth in security and infrastructure. On capital policy, reports say the company has been reviewing measures such as share buybacks and cancellation in light of rising shareholder-return demands and government regulation, which remains to be confirmed. In addition, FCP has asked the five Samsung affiliates for answers by September 23 and said it would consider further exercise of shareholder rights depending on their responses, keeping the governance calendar in focus for the second half.
Profit summed over the most recent four quarters includes the first-quarter 2026 one-off severance cost, so an earnings multiple computed on that base screens higher than one based only on normalized quarters. Relative to net assets the premium is modest, and FCP argued in June 2026 that the price-to-book ratio had sat around the one-times level for years alongside weak share performance. On relative metrics, FCP claimed the company's EV/EBITDA multiple of about 3.3 times was less than 30% of the 12 times once ascribed to SK Shieldus. Dividends are comparatively predictable because the policy is spelled out: the cash payout ratio averaged 56.4% over the past five years and the company formalized a 50-60% payout target for fiscal 2026. Brokerage views diverge. Heungkuk Securities analyst Hwang Sung-jin maintained a Buy rating and a KRW 95,000 target price in an early-August 2026 report, while LS Securities analyst Kim Se-ryun set a Hold rating and a KRW 88,000 target in a May 4, 2026 report, cutting from a prior KRW 104,000. Separately, FCP proposed on August 27, 2026 to acquire the 20.6% stake held by five Samsung affiliates at KRW 116,000 per share for a total of KRW 906.6bn, which it said implies about KRW 4.4trn for the whole company - a price offered by one shareholder, not a value endorsed by the company or its board.
Operating cash flow held near KRW 370bn for three years - KRW 368.4bn in 2023, KRW 376.6bn in 2024 and KRW 368.6bn in 2025 - exceeding operating profit by more than KRW 130bn each year. A subscription model with heavy device depreciation produces baseline cash flow that is relatively insulated from the cycle. The 2025 debt-to-equity ratio of 38.5% and total equity of KRW 1,756.3bn keep financial capacity intact. This cash flow underpins the stated plan to keep the fiscal 2026 dividend payout ratio at 50-60%.
The company has laid out a plan to move Security operations from labor-centric to technology-centric, using AI to strengthen monitoring and video analysis so it can reduce staffing burden while widening service scope. That direction creates room for operating margin improvement in a cost structure dominated by dispatch and monitoring personnel.
